Königsbau Passagen Stuttgart

Königsbau Passagen was developed as a new shopping highlight for Stuttgart city centre and is located opposite the New Palace. Initially, traditional retail opportunities were complemented by the stilwerk-themed centre revolving around design, interior decor and lifestyle products, all spread across approximately 26,000 m² of lettable space on five different levels. The challenge lay in synergetically combining retail opportunities for passers-by on the heavily frequented commercial street Königstraße with the more high-end offerings of stilwerk, all behind the classicist facade of the Königsbau building. The anchor tenant is a 10,000 m² Saturn consumer electronics store. The inner-city district additionally boasts 18,000 m² of state-of-the-art office space and an underground car park with 420 parking spaces.
